The Full Story

SPF is one of the highest-performance commercial roofing systems on the market and one of the most under-installed in Oklahoma. It's a sprayed-in-place, monolithic foam system with no seams, full self-flashing around penetrations, and outstanding R-value per inch. The trade-off is that SPF requires a contractor who actually knows how to spray it — surface prep, ambient temperature, pass thickness, and topcoat application all matter. Midstate trains and certifies its commercial crew on SPF specifically, which is why we bid SPF work nationwide.

SPF also has a recoatable lifecycle most other commercial systems don't: every 10–15 years the roof is washed and recoated rather than torn off and replaced, which lowers lifecycle cost and avoids landfill waste. For property owners holding buildings long-term, that math changes the conversation.

What SPF Actually Is

Two liquid components — isocyanate and polyol — meter together at the spray gun and react on contact. The mixture expands into a closed-cell foam that bonds directly to the deck and self-flashes every penetration in a single pass. A protective topcoat (silicone, acrylic, or Expandothane polyurea) goes on top to shield the foam from UV and physical wear. The technology has been deployed on commercial roofs since the late 1960s and has the longest in-service track record of any liquid-applied system.

The Expandothane Topcoat System

Midstate's preferred topcoat is Expandothane — a dual-membrane system combining proprietary polyurea (rubberized, hail-resistant) with a 100% high-solids silicone topcoat. Total membrane thickness is 250–270 mils (about 1/8 inch), which is several times thicker than a typical single-coat silicone. Zero water content in the chemistry means no shrinkage or cure issues at installation. The factory warranty is renewable with no exclusions, and the system has a failure-free track record since introduction — which is why we put it on roofs we'll be inspecting and recoating for the next two decades.

Cost vs. Full Replacement

Applying SPF over a sound existing roof typically runs about half the cost of a full tear-off and replacement on the same building — and avoids the operational disruption that comes with a multi-week reroof. The recoat-every-10-to-15-years model then keeps the system going for decades on a fraction of the capital cost of replacement.

When SPF Is the Wrong Answer

SPF needs a sound substrate. If the deck is rotted, structurally compromised, or saturated with trapped moisture, SPF won't fix that — we'll core-test the deck during the assessment and tell you honestly whether SPF is the right call or whether the building needs a tear-off and rebuild first. SPF also can't be applied in cold, wet, or high-wind conditions; in Oklahoma that means our installation window is roughly March through November in most years.
